The site is approximately 60 hectares, comprising 35 hectares of residential, 10 hectares of industrial and 15 hectares of open space. MELF’s main focus was preparing the site for subdivision into approximately 600 dwelling sites. This involved preparation and approval of a Precinct Plan under SEPP 59 and preparation and approval of the first stage subdivision for 100 dwellings including a display village and seed housing. The role involved intense consultation and lobbying with both Council and State Government Departments including DIPNR, DEC, Sydney Water, RTA and Integral Energy. Management of a large team of consultants was a critical deliverable for the project. A potentially significant risk to the project was site contamination including radioactivity. The contamination was de-risked through a management strategy agreed with the Environmental Protection Authority and Holroyd Council. Project value – AUD$160 million.
