Royal Randwick Racecourse 600 space Deck Carpark Nearing Completion

ATC Carpark 1The new Royal Randwick Racecourse deck carpark providing approximately 600 high quality car spaces right in the centre of the spectator precinct, to replace the poor quality spaces previously located on the site of the new light railway stabling yards, is nearing completion.  Funding for the carpark was negotiated on behalf of the Australian Turf Club by MELF with Transport for New South Wales as part of the $2 billion Central to East Sydney Light Rail Project.  The high stakes negotiations resulted in significant compensation for the ATC and has now resulted in this highly needed piece of infrastructure for the racecourse and delivers patrons to within a 10 metre walk of the new grandstand also developed by MELF.ATC Carpark 2

Cranbrook Wolgan Valley Project Completion

In March 2016 MELF was appointed as the Special Project Manager / Development Manager for the prestigious Cranbrook School, Sydney to manage finalisation of design, approvals, construction tender, construction, fitout and completion of the schools Wolgan Valley project.  The Wolgan Valley project is a magnificent retreat for the schools students to experience the Australian bush, wildlife, European and indigenous heritage and learn lifelong skills.  The project was delivered on time and on budget to a very high standard and will be a key addition to the Schools pedagogical programs and infrastructure.  MELF is grateful for the opportunity of working with Cranbrook School and is very proud of the processes that resulted in the completion of the first stage of the project.

Warwick Farm Racecourse Works Nearing Completion

Its now been a number of years since the successful rezoning of the Warwick Farm Racecourse non core land including for the new Inglis thoroughbred sales complex and Stockland industrial development.  These developments are now nearing completion following the successful construction of the new 800+ space car park and the voluntary planning agreement (VPA) road upgrade works .  MELF managed the successful rezoning for both sites, the sales process, construction interfaces between all sites, as well as contracting the carpark and VPA works.  We are looking forward to the successful opening of both developments and wish both Inglis and Stockland the best with their new investments.

Project Management Role

Experienced Project Manager required for exciting high profile role located in the eastern suburbs for blue chip client. Candidates MUST have Construction Site experience in a similar role on major projects of $100 million +.

The role will include managing a team of consultants including an Early Contractor Involvement contractor to develop design documents within cost and quality parameters. You should be proficient in developing and analysing programs, preparation and review of design documentation, managing a team of consultants, contract preparation, negotiation and management, and high quality reporting.

Cranbrook School, Bellevue Hill, Sydney

Cranbrook School is finalising the masterplanning for a redevelopment of its Bellevue Hill Campus in Sydney. The redevelopment involves the demolition of the schools dated teaching assets and the recreation of a world class senior school teaching facility. The development includes approximately 30,000m2 of gross floor area including teaching spaces, new library, gymnasium, assembly hall, swimming centre, drama theatre, carparking, drop-off and landscaping.

In addition to the Bellevue Hill campus redevelopment the school is also proposing a new student retreat in Wolgan Valley, New South Wales. The development will cater for up to 130 students and staff in architecturally designed lodges and camp facilities.

MELF is providing development management services for these two proposed developments.

The Gateway – Central Coast Highway, Gosford

MELF controls an 8,000m2 site located on the Central Coast Highway at the gateway to Gosford and its CBD. The area is currently undergoing transformational change as a result of new mixed use development around Gosford CBD, the development of the west Gosford business and retail areas as well as the $368 million upgrade to Gosford Hospital.


The Gateway is MELF’s vision for the site which on completion will include a 6,500m2 podium of combined high end showroom, funky cafe and bar overlooking the stunning view of the racecourse. Above the podium showroom will be 120 high quality apartments with outdoor podium pool, landscaped areas and cinema. The site is blessed with high quality amenity by way of the surrounding retail precinct, easy walk or cycle to Gosford CBD and railway as well as fantastic views across the racecourse and Brisbane Water.

Warwick Farm Racecourse Carpark Works

MELF is managing construction of a new 832 space carpark on behalf of the Australian Turf Club.  These works form part of an upgrade to the racecourse to cater for the clubs members and the proposed new Inglis thoroughbred sales facility.  In addition to the carpark project, work will soon commence on Governor Macquarie Drive that includes upgrading from one lane each way to two, and two new intersections providing access to the racecourse and the Stockland site.  These projects are both associated with recently completed non-core land sales to Inglis, Stockland and Masters.  MELF has been instrumental in managing the sales, authority and construction negotiations and contracting.

City South Eastern Light Rail Negotiations, Royal Randwick Racecourse, Sydney, Australia

MELF lead negotiations with Transport for New South Wales (TfNSW) on behalf of the Australian Turf Club to resolve the impacts and subsequent compensation package to the Club as a result of construction of one of the largest transport infrastructure projects in New South Wales, the new light rail project servicing the Sydney CBD and Sydney’s eastern suburbs.  The project had significant impacts on Royal Randwick Racecourse boundaries and in particular three light rail stops, a light rail vehicle stabling yard, carparking, boundary fencing, walling and landscaping, access arrangements and facilities management buildings.  These negotiations resulted in agreement by Transport for New South Wales to fund, and in some instances construct, a new deck carpark for the club of 500+ spaces, a replacement facilities management building and new boundary fencing, walling and landscaping.. The negotiations also resulted in the ATC being the only private non State Government entity noted in the State Significant development consent requiring specific attention by TfNSW to deal with the key impacts which provided additional comfort to the club that impacts would be dealt with appropriately.
